Medical Midtown Office Building is a densification project within an existing hospital campus to enhance the strengths and character of the built environment. The seven-story project has approximately 82,000 SF office building with a parking garage below designed to accommodate 630 cars for both office and hospital use and a taller floor-to-floor at the ground floor for oversized vehicle drop-off. A 160-seat Lecture Hall was designed at the fifth level within the office building to host conferences and symposiums available for use by the adjacent hospital as well as the neighboring residential community. In addition to the Lecture Hall, the structure was designed for a flexible teaching area to accommodate an additional 172 occupants. Using a series of movable partitions supported by the structure, this area could be used as one large classroom or divided into five smaller classrooms. The medical office building achieved an Austin Energy Green Building “One Star” program rating and met high rise construction design demands including pressurized stairwells and smoke control systems.
